<p>1. Pag-ibig (PIF) bases its income requirements on Net Disposable Income (NDI) meaning even if the borrower is earning P100,000/mo. but the take-home pay is only P10,000 Pag-Ibig will use the latter figure in computing your maximum loan amount.</p>
<p>Banks will however, use GROSS INCOME as basis. You earn P100,000, banks will compute using that figure.</p>
<p>2. Interest rate on higher amounts are the same with Pag-Ibig and banks.</p>
<p>3. Pag-Ibig can reprice interest rates after the third year. The borrower has the option to peg interest rates for the whole term of the loan for bank-sourced loans.</p>
<p>4. Banks have fewer requirements. You have to take loan counselling seminar and get MSVS for Pag-ibig.</p>
<p>5. Pag-Ibig may impose additional contributions depending on loan amounts. This will unduly burden borrowers.</p>

<p>BIR has released a new law concerning VAT Thresholds on real estate properties in the Philippines.</p>
<p>Starting Jan. 1, 2012 the Value-Added Tax (VAT) threshold had been changed:</p>
<p><strong>Condos/House and Lots:</strong></p>
<p>Old &#8211; Php 2,500,000</p>
<p>New &#8211; Php 3,199,000</p>
<p><strong>Lots Only:</strong></p>
<p>Old &#8211; Php 1,500,000</p>
<p>New &#8211; Php 1,900,000</p>
<p><strong>What this means for real estate buyers:</strong></p>
<p>Before Jan. 1, 2012, a condo unit priced at Php 2,500,000 is levied a VAT of 12% or Php 300,000 making its Total Contract Price to Php 2,800,000. The new BIR rule increasing the threshold means that the same condo unit from the same developer will remain priced at Php 2,500,000 thus saving you Php 300,000.</p>
<p><strong>Note: VAT will only be imposed on properties touching or above the said threshold.</strong></p>
